For instance, a mechanical permit allows the installation of equipment like kitchen hood systems or HVAC systems. LA County Permit Submissions

Every MEP project in LA County should be submitted online via EPIC-LA. EPIC-LA stands for the Electronic Permitting & Inspections for Los Angeles County. In essence, it’s an online portal that offers safety and building permitting services. At the same time, it allows you to track and view the process of your permits and plans.

Moreover, you can submit specifications, plans, and supporting documentation for approval. Not to forget that you can apply for an MEP permit for residential buildings and even pay permit fees on the site. However, before you submit the project, make sure you consult the local jurisdiction. This will help you know whether the local planning department requires a separate planning submission.

After submitting your project, it will undergo a screening process. And a notification indicating the fee will be sent through EPIC-LA. In most cases, checking the first building plan can take around 6 to 8 weeks. But, checking the MEP design for multi-family residential buildings may take 4 to 5 weeks. At the same time, this duration may vary depending on the complexity of your project. Other factors like how fast you respond and the number of corrections needed will also influence this duration.

LA County MEP Plan Submittal Requirements

  1. Two sets of complete MEP plans should be submitted. So, avoid sending partially completed plans since they’ll be rejected.
  2. The plans should include general notes to address equipment specifications and MEP requirements.
  3. The submitted plans must be copies, legible or blue line, drawn to scale, and fully dimensioned. More notable, they should be on sheets that are at least 18 X 24-inches.
  4. The building plans should accurately identify the location of all MEP equipment. Moreover, installation in an existing building should be in the same area as the initial equipment.
  5. All specifications and plans should accurately describe the complete scope of work.
  6. Lastly, the plans should not include details & general notes that don’t apply to the proposed project.

Supplemental Submittal Requirements for Mechanical plans

  • The weight and design of new rooftop mechanical equipment should be shown on the plans. The details of the duct opening should also be provided.
  • Even new rooftop mechanical equipment shall need structural calculations and a building permit. This helps to confirm that the roof framing elements have the capacity to support the proposed equipment.

Supplemental Submittal Requirements for Electrical plans

  • Electrical plans for any industrial/ commercial project must include load calculations. These calculations must be prepared by an electrical engineer licensed by California State. Or Licensed by the state as an Electrical contractor if the said party performs the installation.
  • Still, on load calculations, they must be prepared for any electrical equipment with more than 200A.
  • Identify the voltage, type (three- or single-phase), and ampere rating of the increased or new electrical equipment.
  • If the project involves upgrading or installing new electrical equipment, the local utility firm must be contacted. The local utility firm will provide the current information on the short circuit and approve the meter location.
  • Electrical plans in MEP design for commercial buildings must include single line diagrams for electrical systems.

Supplemental Submittal requirements for Plumbing plans

  • The plans shall show the new and existing supply of natural gas.
  • The plumbing plans shall show the new and existing sewer connections.
  • The water meter should have a device that prevents backflow.
  • Show the size of the water and fire sprinkler service.
  • Each dwelling unit in a condominium project must have a separate water heater and water meter.
